Our client was faced with a difficult decision. When his teenage son and daughter came to stay, they needed to share a bedroom which was neither practical or appropriate. He considered multiple options from extending the house, converting the loft, moving house or building a bespoke garden room. When it came to expense, timescales and hassle, choosing a garden room was absolutely the best solution.
This particular room is an irregular shape due to the back and left boundaries meeting at an angled point. However, the beauty of building bespoke is that we can fit any build into any space!
Prior to work commencing, we removed three bushes and an existing shed underneath which lay a usable concrete base. We added padstones to the base to create an airflow underneath the garden room and then supplemented the footprint with groundscrews.
As the internal dimensions of this build are 20.49sqm, the room needed to comply with Building Control Regulations and so, on garden room walls closest to a boundary, we replaced the internal OSB boards with A1 rated cement board; a fire retardant material.
To compliment the dark grey cladding, an anthracite grey single UPVC door was installed, a three panel 1800mm (w) x 1000mm (h) opening window added to the main section of the room and an openable 1300mm (w) x 360mm (h) window added to the ensuite.
The ensuite is tucked neatly into the awkward corner of the building and includes a back to the wall toilet pan and basin vanity with concealed cistern. The shower area measures 800mm (w) x 1200mm (d) with a 7.5kw instaflow water heater installed. Nestled into the corner by the pocket door is a 480mm (w) x 1375mm (h) electric towel rail complete with a thermostat.
What an amazing use of this tricky corner which has given the family space back in the home and one young man a sanctuary of his own.
