How we build your garden room
After familiarising yourself with the BGR design and build process, it’s helpful to learn more about how we construct your stunning garden room.
Here, we provide detailed insights into our complete construction process – from foundations to ceiling and everything in between.
Foundations
We can build off of virtually any ground type, but our most common foundation is ground screws. These 850mm piles are installed using a large pile driver and can take 630kg per screw.
We much prefer these to any concrete due to the speed of install, lack of mess, and the much smaller carbon footprint compared to concrete, with the added bonus of being cheaper than other options due to the shorter installation time.
Base
The base consists of a timber frame with PIR insulation between joists and OSB3 sheathing to make up the floor.
Main structure
Our rooms are timber framed structures. The size of timber for floor and roof joists vary from job to job depending on the size of the build, but we always use sustainably sourced C24 timber for all structural purposes.
Walls
The walls are made using a 5-layer construction. The breathable membrane to the outside makes the building waterproof, and the vapour barrier to the inside stops any moisture getting into the walls.
Roof
The roof is made of timber frame, secured with storm braces to the walls, with PIR between the joists and OSB3 for the sheathing on top. Above our door opening, we use a box steel section to prevent any flexing in the structure.
To ensure the lifespan of the roof, we use a UPVC soffit and fascia system, finished on top with an EPDM rubber roof. The new technology is fantastic and has a 50-year lifespan. The building is always fitted with a guttering system which can be guided away from the building, fed into a water butt or a soakaway.
Doors & Windows
Our doors and windows are all made in a UK factory and are FENSA certified (although the certificate is not required for outbuildings). All our bifolds are aluminium, whilst windows and patio/French doors come in a choice of UPVC or aluminium.
Plastering
Inside the room, we board it out using fireproof plasterboard. The room is then skimmed to give it a slick, smooth finish.
Electrics
The electrics are all done by our in-house electricians. They run the cable from your house fuse box to the new fuse board in the garden room, do all the connections, and provide an NICEIC certificate to sign it off. They will always find the best route for the cable run to minimise any disruption and do this whenever works for you.
Plumbing
The plumbing is very similar to the electrics. Our in-house plumber does all the work from start to finish and will work with you to find the best solutions to any obstacles that lie in the way. We will confirm all details of any bathroom/toilet beforehand, but this is all adjustable – we pride ourselves on being flexible.
Painting
We then offer a whitewash paint, which is a mist coat, to the walls. Should you wish to do this yourself, we can take it out of the contract. If you would like us to do a finished paint job, we hire a subcontractor painter to do a marvellous job.
Flooring
The flooring is the last piece of the puzzle. We can install any floor you desire, but most commonly use laminate as it is practical and suits the style of most rooms.
Cladding
Cladding is installed to the outside of the building. For any faces you do not see, we recommend white UPVC cladding as it is the most cost-effective, maintenance-free solution.
