What is a boutique garden room company?

A boutique garden room company is a specialist builder that takes on a carefully selected number of projects at any one time, designs each room from scratch and stays involved from the first conversation to the final day on site.

At Bexley Garden Rooms, that is exactly how we work. We serve homeowners across Southeast London, Northeast London, Kent, Essex and North Surrey who want a garden room built properly — not a prefabricated structure dressed up with a few finish options, but a room designed specifically around their garden, their life and the way they intend to use the space.

What is the difference between a boutique and a volume garden room builder?

The core difference is attention. Volume builders measure success in units completed per quarter. We measure it in clients who feel genuinely looked after and rooms we are proud to put our name to.

At a larger operator, your enquiry moves through sales teams, project coordinators and customer service departments. By the time your build begins, the person who sold you the room is long gone — and nobody on site has read the brief you spent an hour explaining. At Bexley Garden Rooms, you speak directly with the people responsible for your project at every stage. No miscommunication. No chasing updates. No repeating yourself. The person you call on day one is the same person who follow up with you after completion day.

“From the first site visit to the final handover, we dealt with the same team throughout. The room was exactly as promised — on time, on budget and better than we imagined.”
— SARAH M., BECKENHAM · HOME OFFICE GARDEN ROOM, 2024

Are bespoke garden rooms worth the investment?

Yes! A well-designed, properly built bespoke garden within our coverage areas typically adds between 5–15% to a property’s value, while creating genuinely usable space from day one.

Every room we design is drawn from scratch around your garden and your aspirations — its orientation, its dimensions and the way you use all available outdoor space that surrounds it. We maximise what your garden actually offers rather than fitting a standard box into it. The result is a room that is specifically, irreplaceably yours: built to the highest standard of materials and crafted for year-round comfort, whether you use it as a home office, a creative studio, a gym or a room for family life; the possibilities are plentiful.

How much does a bespoke garden room cost — and how are prices structured?

At Bexley Garden Rooms, every estimate is itemised line by line, explained and written in plain English before any work begins. Prices of our bespoke garden rooms will depend on size and shape, specification and groundworks and final finish.

You will know exactly what you are paying for, why each element is costed as it is and what the final figure will be before a single tool is unpacked. We believe transparency is not a selling point — it is simply how things should work. No hidden extras. No contingency figures that quietly inflate the final invoice. The final estimate price is the price you pay, unless you choose to add extras during the build.

What does a turnkey garden room service include?

A turnkey garden room service covers everything from groundworks and structure through to electrical installation, insulation, internal fit-out and final landscaping — managed by one team, with no trades for you to coordinate.

A garden room project involves a lot of moving parts. Managing those trades yourself is a project in its own right. Our turnkey service means we coordinate everything, essentially project managing for you. You will not be chasing timelines or managing anyone on our behalf. On the final day, your room is ready to move straight into and use. That is the entire point.

“The right garden room, built properly, adds genuine value to your home and to your life. We have been building them that way since day one.”

Frequently asked questions

How long does a garden room build take?

This will be entirely dependent on the exact size of the build and any additional work required but, on average typically takes 3 weeks from start to finish. Large builds can take longer and annexes can take between 5-10 weeks.

Most garden rooms don’t need planning permission if they’re under 2.5 m high when close to a boundary and don’t take up more than 50% of the land (curtilage) around the original house.
